PROJECT CHARACTERISTICS Saleable surface area of about 50% of the total area, compared to ± 65% for standard projects – due to significant concern over environmental protection. The project was therefore subject to:
a complete forest inventory to identify and conserve as many elements as possible. The street network was designed based on the survey;
a study of animal and plant life, leading to the first registration of a perpetual protection right-of-way in Québec;
a water study of the existing drainage basin, waterway and marsh:

installation of a groundwater dam to dissipate current energy in the flow of ditch water;

complete rehabilitation of underground and surface infrastructure from the old Saint-Charles Boulevard (formerly Route 122), which crosses the development from one end to the other over about 800 metres.

Plans and specifications for construction of the water, sewage and road infrastructure as well as underground electrical supply.
